River Dock

The River Dock was updated in 2002 and remains a highlight to the Fulton House amenities. It is available for casual use or reservation for a larger party. During the summer months residents can mix and mingle on the deck every Friday in addition to the Annual Deck Party.


Boat Dock

The Association is fortunate to hold 4 boat slips. Preference is given to Unit Owners for annual rental of each slip. See full Rules & Regulations for additional information.


Maintenance

It is the responsibility of the building employees to maintain only the common elements. Employees may not perform private jobs for owners during normal working hours. At owners/residents own expense and during off hours, they may choose to hire the custodian or assistant custodian to perform small maintenance tasks within their units.

Insurance

Building structural insurance is held through Rosenthal Brothers, Inc. They are a new agent effective 4/1/2016.

A certificate of insurance can be obtained online at www.rosenthalbros.com, following the below instructions: 

  • At bottom of home page, Click "Request a Community Association Certificate" 
  • In search bar type, "Fulton House" then click Submit and select "Fulton House Condominium Association" then click submit, and submit again
  • In the next page you have opportunity to type in personal information to print out on certificate
  • Then click "Print from Web" to print the certificate

Additionally, it is required by the Association that all Unit owners provide proof of personal property and liability coverage for each Unit to management annually.

Every unit owner must obtain and maintain an insurance policy providing a minimum of one million dollars ($1,000,000) of insurance coverage for damage to other units. Each year owners will be required to forward proof of such insurance to Management.


Trash Removal

Current garbage pick up is Monday, Wednesday and Friday. Chutes are located on each residental floor for use by residents. If you need assistance please contact Maintenance for assistance in leiu of leaving items on the room floor as it is a fire hazard. As a courtesy to surrounding units, chutes should not be used during the hours of 10:00 PM - 7:00 AM. 

Recycling items should be brought to the blue recycling bins located on the dock. Per City of Chicago regulations the following is a general list of items to be collected: 

  • Aluminum Cans
  • Aluminum Foil
  • Empty Aerosol Cans Glass Bottles & Jars
  • All Paper Products
  • Plastic Bottles Steel Cans

Please do not throw plastic bags, plastic tubs or any garbage into recycling bins.
